carmel arts & design district

Founded in 1978, and part of the Carmel Arts & Design District since 2014, we celebrate more than 40 years with over 35 award winning and emerging artists from Central Indiana;  many of whom are recognized as Indiana Artisans. Once the picture was completed and glazed, the district began working with the Street Department along with Merchants along Main. The Street Department assisted with the hanging of the art and advised the district regarding lighting! The artwork now hangs in a breezeway located in the Arts and Design District.

The idea of local artists bound by talent and perspective is the foundation that this community was built on. Carmel was once, and for many still is, a bohemian enclave--a haven for artists and a refuge for writers and intellectuals. While the artists and writers brought creative energy to town, the establishment of the Carmel Art Association gave it structure, stature, and sustenance. The second-oldest art cooperative in the country, it has defined the art community for 80 years. Throughout the redevelopment of this area, the City has used public private partnerships to encourage investment by the private sector in the area. The City identified the best areas for redevelopment, purchased and combined small lots and made them ready for development, and created a plan for the area so that the private sector could come in and begin work more easily.

The Carmel Arts & Design District received its cultural district certification in 2010 from the Indiana Arts Commission, who advocates for engaging with the arts to enrich the quality of individual and community life. Real Estate, Homes for Sale, MLS Listings, Agents

house sellers

NAR is a trade association with more than 1.5 million members working in the real estate industry. Home sellers are increasingly cutting their asking prices as buyers, constrained by higher mortgage rates and overall inflation, have become less willing to jump into the housing market at any cost. Even in competitive markets, buyers don’t want to pay more than they have to, so it’s crucial to get the pricing right. Going too high can backfire, while underestimating a home’s value might leave money on the table. To price your home perfectly from the start, consult local real estate comps.

It all depends on the characteristics of your home, the demand, and ultimately, the listing price. Communicate your expectations to your real estate agent but stay open to making changes (including price drops) that could help the house sell more quickly. Once buyers have seen your home, the offers will ideally start rolling in. (Keep in mind, though, that with mortgage rates currently so high, the number of buyers who can still afford to buy might be smaller than you’d like.) This is where a real estate agent is your best advocate and go-to source for advice. If your local market favors sellers, buyers will likely offer close to asking price, or possibly even above. On the other hand, if sales are slow in your area, you may have to be open to negotiating.

Feds say he masterminded an epic California water heist. Some farmers say he’s their Robin Hood

If no one offers close to the new list price of $824,000, he said his client plans to rent it out instead. Michael Simonsen, founder of real estate data firm Altos Research, said that though some buyers are now priced out, others probably have paused their searches for other reasons. The share of homes listed for sale that took recent price cuts has more than doubled since last year. County had at least one price cut, up from 7.5% during the same period last year, Redfin data show.

Remember, the better you represent your house online, the better chance you have of selling it quickly. For decades, the norm in this country has been for the person selling a home to pay both her own agent and the buyer's agent. What's more, the buyer's share of that commission had to be spelled out in order to advertise the home on the big regional listing sites. Realtors insist they never fixed those commissions, but as a practical matter, the public notice worked to set a standard — often in the neighborhood of 5 or 6%, split between the seller's agent and the buyer's agent.

When you’re selling your home, the first meeting that you have with a real estate agent is often referred to as a listing consultation. During the consultation, your agent will look at your property and learn more about your goals for selling. They will discuss your home's selling features with you, and suggest improvements that could lift your price. They’ll also do a comparative market analysis (CMA), which looks at comparable homes that have sold nearby, to determine a recommended price. A good seller’s agent should also come up with a marketing strategy to help you get that price.

You’ll face stiff competition shopping for a replacement home

"Do I think that Realtors have to learn to do business in a different way? Absolutely," says Kevin Wilson, president of the Greater Nashville Realtors. Some observers worry that the new rule would make it even more difficult for buyers who are short on cash. Some or all of the mortgage lenders featured on our site are advertising partners of NerdWallet, but this does not influence our evaluations, lender star ratings or the order in which lenders are listed on the page. The consulting firm predicted home prices would then decline by the mid-single digits in both 2023 and 2024 as the Fed’s efforts to fight inflation push the economy into recession.

Don’t be afraid to interview a few real estate agents before you decide to hire one. Each has their unique strengths, so make sure to choose one with knowledge of your location and market. One thing to consider is that the buyer is trying to get the absolute best price they can, while you’re doing the exact same.

Go through your belongings and throw away or donate things you no longer need or use. Don’t be tempted to just shove things out of sight, either — buyers will open closets and eyeball basements and attics to get a sense of how much storage room is available. While making major renovations usually isn’t recommended, it might not hurt to touch up the paint on walls or ceilings, especially if it’s peeling or cracking. Most home sellers dream of a stress-free sale in which they simply list their house, quickly find a qualified buyer, collect the cash and hand over the keys. In reality, selling a home involves many moving parts — some that you can control, and some that are out of your hands. When you are selling your house, you want to find ways to make it stand out, and what better way than having the most beautiful entrance and lawn on the block?

While sellers have traditionally paid buyers' agents in the U.S. (and built that expense into the sales price of their home), many sellers may opt not to pay buyers' agents in the future. In that case, buyers will have to pay their own agent out of pocket, on top of a down payment and other closing costs. Finding thousands of dollars to pay an agent could be a challenge, especially for first-time buyers, who typically have limited funds and also the greatest need for an agent's guidance. First-time buyers accounted for just 26% of existing home sales in February — tying a record low.

Buyers and sellers may want to talk with their agent about the costs and benefits of moving before the deadline or waiting until the new rules are in place. Still, that's just one factor to consider when deciding when to buy or sell — along with interest rates, the supply of homes on the market and life circumstances like a new job or family member. “In my opinion, open houses with people just showing up are not returning for at least a year and likely more than a year,” says Christopher Totaro, real estate agent at Warburg Realty in Manhattan. “The by-appointment-with-pre-signed-Covid-forms’ [routine] has, to a degree, vetted a buyer’s level of commitment. It has also created a situation where many agents, myself included, will not do a showing unless the buyer has been pre-approved for a mortgage.

It depends on whether it was your primary residence, how long you lived there and how much you make on the sale. If you’ve owned and lived in your home for at least two out of the previous five years before selling it, then you will not have to pay taxes on any profit up to $250,000. For married couples, the amount you can exclude from taxes increases to $500,000.

About a month before listing your house, start working on deep cleaning in preparation for taking listing photos. Keep clutter to a minimum, and consider moving excess items to a storage unit to show your home in its best light. Biden signs $95-billion military aid measure that includes path to ban TikTok Los Angeles Times

Federal judges blocked a 2020 attempt by President Donald J. Trump to ban TikTok or force its sale. Last year, a federal judge temporarily blocked a statewide ban of TikTok from taking effect in Montana, preventing the nation’s first such prohibition. TikTok has significant sway over culture and politics and is used by 170 million people every month in the United States. The new effort is the most aggressive yet by legislators to wrest TikTok from its Chinese ownership over national security concerns. They cite the potential for Beijing to demand that TikTok turn over U.S. users’ data or to use the app for propaganda. The earlier House bill faced skepticism in the Senate over concerns that it would not hold up to a legal challenge.

New York Is More Restrictive

For a few hundred dollars, you’ll get a detailed inspection report that identifies any major problems. This alerts you in advance to issues that buyers will likely flag when they do their own inspection later in the process. By being a few steps ahead of the buyer, you might be able to speed up the selling process by doing repairs in tandem with other home-prep work. Then, by the time your house hits the market, it should be ready to sell, drama-free and quickly. We believe everyone should be able to make financial decisions with confidence. The president could extend the deadline by another 90 days if progress toward a sale was being made.

This way you have room to bid up without dipping into savings or going outside of your target price point. “The pandemic really changed how people look at and prioritize their homes, and that mindset is not going to change anytime soon,” says Kris Lindahl, CEO and founder of Kris Lindahl Real Estate in Minneapolis. The Times produced a guide to help first-time home buyers navigate the market. Rick Palacios Jr., director of research at John Burns Real Estate Consulting, said the research firm is debating whether to adjust its forecast downward because of the jump by mortgage rates above 6%. After a report Friday that showed inflation accelerated, more economists now expect the Federal Reserve this week will raise interest rates by more than what had been widely expected, which could send mortgage rates even higher. Despite the increased prevalence of price cuts, many analysts don’t predict the actual value of Southern California homes to fall soon — absent a recession.

To list a home on an MLS, the seller must make this "blanket unilateral" offer to pay buyer's agents, who influence which houses their clients consider. Under the settlement's terms, negotiations between buyers and sellers might become gnarlier. Home sellers would pay smaller commissions, allowing them to keep more of the proceeds from sales. If you’ve bought a house before, you might be surprised by some pandemic-related changes you may encounter. For example, many real estate agents (often at the seller’s’ request) are conducting virtual walkthroughs as the first point of contact with the home. After accounting for price reductions, most sellers are still listing their homes at higher prices than a year ago, and on average, homes are still selling for above the list price, said Taylor Marr, a Redfin economist.

Redfin Selling Options

Maybe you’ve decided to downsize, or you’re moving to a new city for a new job, or perhaps you just want to relocate somewhere warmer like Austin, TX, or Miami, FL. With so many things to consider, from home inspections to staging, selling a house can be an overwhelming process. Luckily for you, we put together a comprehensive guide on how to sell your house. Other challenges remain, including the chance that Beijing could block a sale of TikTok.

Housing

The new real estate commission structure could mean buyers have to pay more out-of-pocket fees starting in July. Many sellers may decide not to pay the buyer's agent, leaving buyers to shoulder that cost on their own, or go without an agent altogether. Sellers may be able to negotiate a flat fee to market their house, not connected to the selling price. Buyers may be able to purchase a la carte services — paying less if they do their own house-hunting on the Internet and more if they want to be chauffeured around to open houses. The settlement stems from a federal class-action antitrust lawsuit, Burnett v. National Association of Realtors et al., filed in Kansas City, Missouri.

house sellers

Existing homes are only on the market for an average of 20 days, according to the most recent data from the National Association of Realtors — that’s listed and under contract in less than three weeks. It’s ideal to have your next home already lined up, but that may be easier said than done. After that, the town hopes to select the new homeowner by September and have deeds signed in January 2025. A previous version passed by the House earlier this year gave ByteDance six months to sell, but that plan stalled in the Senate.

That includes things like mail, financial statements, password books, jewelry and electronics. You might not mind living in organized chaos, but it’s not the best look when you’re selling your home. Focus your attention on decluttering, organizing and cleaning the interior before potential buyers come in.

He holds a master’s degree in journalism from the University of Southern California’s Annenberg School for Communication and Journalism and graduated from the University of San Diego with a degree in history. Izbicki, for example, just dropped the price on a two-bedroom condo in Palms by $24,000.

This means you’re not likely to cut a deal or get discounts—sometimes even if the home needs major repairs. After facing the brunt of the pandemic, and still outstripping the rest of the U.S. in new cases per day—according to the New York Times’ database of coronavirus cases—, real estate agents in New York City are exercising caution. Florida, where schools are open and restaurants and bars no longer have occupancy restrictions, has seen a big boom in open houses. Local real estate agents say they expect this spring will look largely like the past with in-person home tours. Many real estate insiders Forbes Advisor spoke with say what was once “normal” may never be again, while others say it’s a matter of geography. For states that experienced longer lockdowns and mandatory school closings, the pandemic’s effects are sharper than places with looser coronavirus rules.

And with more buyers buying from out-of-town, a 3D walkthrough can help out-of-town buyers decide whether to make an offer on your home before they have a chance to see it in person. Also, being aware of the condition of your property will further assist you during the negotiation phase with potential buyers. As you may already know, buyers often use their home inspection as a way to get concessions from sellers, such as asking you to drop your list price. If you’ve already addressed these repairs, it is less likely that anything new will arise and impact your negotiation. The lawsuits challenge NAR's cooperative compensation rule, which requires seller's agents to make "blanket unilateral offers of compensation" to buyer's agents.

Post-Covid, as city-dwellers move upstate in search of more space, Rochester has become a hotspot, which is driving up housing costs. In fact, prices are up 85 percent since realtor.com started keeping track in 2016. The new rule would allow buyers to ask sellers to pay the buyer's agents at closing. "If home buyers have to pay their buyers agent outside of settlement, it will increase their financial burden," said Victoria Ray Henderson via email. Henderson works exclusively as a buyer's agent and owns HomeBuyer Brokerage, operating in Washington, D.C., and its suburbs in Maryland and Virginia. You and your agent should find out what (beyond the listing price) is important to the seller that might give you an advantage.

Walk the Freedom Trail in Boston to learn about the American Revolution in the very places it began. On the flip side, Breakaway is also not a ship for those who prefer cruise traditions. The only old-school elements are singles gatherings, the small Norwegian Breakaway library (best to bring your own books) and mainstream ports. There's little true enrichment, and it can be hard to mingle with other passengers unless you’re staying in the Studio section, which features a private lounge for solo travelers. To make the most of your day in Portland, this tour combines the city highlights with a visit to historic Portland Head Light and the charming seaside town of Kennebunkport.

Along the coastline of Canada & New England is where the deep-blue sea meets rich autumn hues. Witness the changing fall foliage, one of nature's amazing spectacles. Québec City’s iconic Chateau Frontenac is where you’ll find the best views of the Saint Lawrence River. Experience it all with North America's Leading Cruise Line (World Travel Awards). Royal Caribbean offers Canada and New England cruises from three cities (Boston, Baltimore and Bayonne, New Jersey) in late summer and fall 2024. To truly experience the Eastern Seaboard, try the nine-night Canada & New England Cruise sailing round trip from the Cape Liberty cruise port in Bayonne aboard the 3,798-passenger Liberty of the Seas.

The ship might be small, but it still features two intimate specialty restaurants, a gorgeous grand dining room, a high-end buffet and pool grill, and one of the most decadent afternoon tea services at sea. Standard cabins are on the smaller side, but their modern look and sumptuous beds are appealing. For a splurge, the larger suites will not disappoint discerning travelers. New England cruises offer so many ports to explore, from Bar Harbor and Portland, Maine, to Boston, Massachusetts and Baltimore, Maryland. Each port offers something a little different from the others, so you'll never run out of new adventures along the Atlantic coast. Each of the six states that comprise the region is unique, but New England's shared history can be felt in both its small towns and its bustling cities.

Québec City’s iconic Château Frontenac is where you’ll find the best views of the Saint Lawrence River. At low tide, hike down to the base of New Brunswick’s Hopewell Rocks, a marvel of nature created by melting glaciers and carved by the highest tides in the world. And save an afternoon for a true “downeast” lobster bake with fresh-from-the- ocean lobster drizzled with butter and all the trimmings.

Only Norwegian offers incredible culinary experiences with this much freedom and flexibility on a fleet of ships specially built with restaurants from bow to stern. Instead, Norwegian Breakaway offers resort-like, rather than ship-like, entertainment and dining. It's a style that other cruise lines have adopted, but Norwegian Breakaway did it first by outpacing its competitors with sheer number of restaurants, shows and entertainment venues.

Icon of the Seas will be homeported in Miami with her first revenue sailing on January 27, 2024. Speaking of food, there will be a food truck on the pool deck, and a tiki bar on the Royal Promenade. On the top deck, you'll find three pool areas, an aqua park for kids, surf simulator, zip line, basketball court, and 295-foot dry slide down the back of the ship. The idea is to offer short cruises on its newest hardware so that anyone who is considering a short cruise as their first sailing will see a clear delineation between what options are out there.

In between iconic isles, fill a day with thrills and chill at our private destination, Perfect Day at CocoCay. The newest cruise ship in Royal Caribbean's fleet sailed into Port Canaveral just before 10am on Friday. While Royal Caribbean currently has orders in place for three Icon Class cruise ships and Utopia of the Seas, the coming years may see more orders placed for new cruise ships. The next new cruise ship in Royal Caribbean’s fleet will be Icon of the Seas, which is currently under construction at the Meyer Turku shipyard in Finland.

Cloud 17 is an adults-only retreat and home to the dedicated bar, the signature Lime & Coconut. The open-air neighborhood with thousands of real plants will have dining and live music. The show has the tallest waterfall at sea (55 feet tall), along with flying artists and divers. She has 20 decks and has a capacity at double occupancy of 5,610 passengers, and up to 7,600 passengers if every cabin is maxed out. Icon of the Seas will sail from Miami beginning January 27, 2024 and offer alternative Eastern and Western Caribbean sailings, with every single itinerary visiting Perfect Day at CocoCay.

Newer Royal Caribbean ships generally are bigger than older Royal Caribbean ships — sometimes much bigger. As a result, they have room for many more onboard venues and attractions than the line's older vessels. Royal Caribbean currently has three new cruise ships on order, all of which will be among its biggest cruise ships ever — if not its biggest. Still, Mariner of the Seas and its four Voyager Class sisters have many of Royal Caribbean's signature attractions, including rock climbing walls and ice skating rinks. In fact, the ships were the first at Royal Caribbean to have those attractions.

As you walk onto the ship, you'll see a giant multi-deck high glass wall that will provide natural light and a way to still see the beautiful ocean that surrounds the ship. Guests are strapped in and walk 154 feet above the ocean for this experience. It lasts about two and a half minutes and culminates with  drop through portion, which Royal Caribbean described as "pretty scary".

Measuring just 73,817 gross tons, it's just a third the size of Wonder of the Seas and has far fewer venues. As noted above, it is just debuting in January, with its first sailing with paying passengers scheduled for Jan. 27. Like its sister ships, it's less than half the size of Royal Caribbean's newest, biggest ships and has far fewer onboard attractions and amenities. Voyager of the Seas was the original Voyager Class ship, and at the time of its debut, it was the biggest cruise ship in the world. When Allure of the Seas debuted in 2010, it was the biggest ship in the world (by a hair) and is still one of the world's five biggest cruise vessels.

Jenna DeLaurentis enjoys exploring new ports of call around the world on a cruise ship, learning about new cultures, discovering beautiful landscapes, and trying diverse cuisine. She loves to get active while at port, whether cycling through mountains in the Caribbean or scuba diving under the sea. This 17-acre club will feature a private beach atmosphere with cabanas, beach bars, a food hall, and several pools. Change is continuous at Royal Caribbean, and the next few years are looking to be monumental for the cruise line, with brand new ships, private island expansions, and exciting itineraries.

It currently splits its time between New York City (where it spends the winter, sailing to New England, the Bahamas and the Caribbean) and Southampton, England. Wonder of the Seas was the world's biggest cruise ship until the arrival of Icon of the Seas, and it remains one of the biggest ships ever built by any line. The best Oasis Lagoon at Perfect Day at CocoCay insider Tips to discovering all the amazing things to do, family-friendly attractions and thrills you don't want to miss. Perfectly perched in the center of the Hideaway neighborhood with a resident DJ and full-sized daybeds surrounded by water, it's the ultimate spot for beach club vibes.

Still, even these smaller ships offer a lot of attractions as compared to many vessels at competing lines. The newest Royal Caribbean ship is typically also the Royal Caribbean ship with the most bells and whistles and the most up-to-date cabins, restaurants, bars and attractions. It's what you want if you want the latest and greatest in a vessel for your Royal Caribbean cruise vacation. The new Star of the Seas℠ doubles down on Icon Class thrills, chill and wows.
